As amended on 3/5/2026: - Prohibits a rental property owner from using a service that collects rental data from multiple property owners to algorithmically recommend rent prices or other lease terms. - Makes it a violation of the New Jersey Antitrust Act for a person or software company to facilitate agreements among property owners that restrict competition by collecting their rental data and recommending prices. - The 3/5/2026 amendments specify that a coordinating function includes use of a system, software, algorithm, or other automated process that uses computation. Exempts from the definition of a “coordinator” for a government entity that sets or limits rents or sale prices of residential property through affordability controls in accordance with law.
